What brick cracks look like

Brick is hard and stiff. When the ground under a house moves, brick cannot bend, so it cracks. The shape of the crack tells you a lot about what happened.

Stair-step cracks

Follow the mortar lines up or down like a set of stairs. They often start at a corner or at the edge of a window.

Vertical cracks

Run straight up and down, sometimes right through the bricks.

Cracks wider at the top

Than the bottom, or the other way around. This means one part of the wall moved more than the rest.

Bricks out of line,

Where one side of the crack sticks out past the other.

Gaps around windows and doors

Where the brick has pulled away from the frame.

Loose or missing mortar

In a line along the crack.

Why brick cracks in Tallahassee

Heat and moisture. Brick walls grow a little in hot weather and shrink when they cool. The National Park Service says walls facing south or west move the most. These cracks tend to open and close with the seasons. One home inspection guide notes that heat cracks are often near corners and run almost straight up.

Clay that swells and shrinks. Much of Tallahassee sits in the Red Hills, north of the Cody Escarpment. Soils there, like the Orangeburg series, are sandy on top with sandy clay below. Clay holds water after rain and shrinks in dry spells. That pushes and pulls on the footing under your brick.

Sand over limestone. South of the escarpment is the Woodville Karst Plain. It has a thin layer of sand over limestone that slowly dissolves. Ground there can drop as soil washes down into the rock below.

Lots of rain. Tallahassee gets close to 60 inches of rain in a normal year, the National Weather Service says. When gutters spill next to the wall, the soil under one corner gets soft and that corner can sink.

Cosmetic or urgent?

Usually cosmetic:

  • Hairline cracks thinner than a credit card
  • Cracks that open in summer and close in winter
  • One short crack near a corner that has not changed in years

Get it checked soon:

  • A crack you can slide a coin into
  • A crack that is wider at one end
  • Bricks that stick out past their neighbors
  • Cracks that come back after they were patched
  • Brick cracks plus sticking doors or sloping floors inside

Act now:

  • A crack that grew a lot in a few days or weeks
  • A dip or hole opening in the ground near that wall
  • Brick that bulges or leans away from the house

If the ground is opening up near the house, keep people away. The Florida Geological Survey says to stay out of a building with sinking, sagging or cracking walls next to a hole.

What the fix usually is

The fix depends on why the brick cracked.

  1. Find the cause. The inspector checks floor levels inside, looks at the footing, and checks where water goes when it rains.
  2. Stop the movement. If one part of the house sank, the crew may put in piers under that section. Piers go down to firm ground and hold the footing up.
  3. Fix the water. Gutter extensions, a better slope in the yard, or a French drain keep the soil under the wall from getting soaked.
  4. Repair the brick. A mason cleans out the cracked mortar and fills it with new mortar. Badly cracked bricks get replaced.

If the cracks are only from heat, the fix may be just new mortar or a flexible sealant. The National Park Service says cracks that still move should get a flexible sealant, and cracks that have stopped can get new mortar.

What it costs

Brick repair alone is often a few hundred to a few thousand dollars. The price table on this page shows typical ranges from published cost guides, not a quote. If piers are needed, the total goes up with each pier. Your written estimate should list the brick work and any foundation work as separate lines.

Before the inspection

  1. Mark both ends of each crack with a pencil and write the date.
  2. Take a photo with a coin or ruler next to the crack.
  3. Check again after the next big rain.
  4. Walk inside the same wall and look for drywall cracks or doors that stick.
  5. Do not patch it yet. The inspector needs to see the crack as it is.

Frequently asked questions

Are stair-step cracks in brick always a foundation problem?

No. The National Park Service notes that stair-step cracks can come from heat and moisture making the wall grow and shrink. Those cracks open and close with the seasons. A crack that keeps getting wider, or where one side sits higher, points more to foundation movement.

Can I just fill the crack with mortar?

You can, but if the house is still moving the crack will come back. The National Park Service says cracks that are still moving should get a flexible sealant, and only cracks that have stopped moving should be pointed with mortar.

How wide is too wide for a brick crack?

Hairline cracks are common. A crack you can slide a coin into, a crack wider at one end, or bricks that stick out of line are the ones to have checked soon.

Will my insurance pay for cracked brick?

Normal settling is not usually covered. If the cracks come from a sinkhole, Florida rules are different. Read your policy and ask your agent before you file anything.

Who fixes brick damage caused by the foundation?

Two trades often work on it. A foundation crew stops the movement first. Then a mason repairs or replaces the cracked brick and mortar. Fixing only the brick hides the sign but not the cause.
