Foundation help across Tallahassee and nearby towns

Tallahassee sits where two kinds of ground meet. North of the Cody Escarpment are the red clay hills, where most neighborhoods are. South of it is the Woodville Karst Plain, flat sandy ground over limestone with many sinkholes and springs. Each part of town also has its own mix of house ages and foundation types, so the right fix is not the same everywhere.

Below are some of the neighborhoods and towns where we connect homeowners with a local foundation crew. Each one gets the same free inspection and written price.

Do not see your neighborhood? It is very likely covered. Call (850) 988-3375 and ask.

Midtown, FL

Midtown has grown since about 1900, with Arts and Crafts bungalows, Colonial Revival and Spanish Revival homes and old garage apartments. Many of these homes are close to a hundred years old, so worn crawl space supports and decades of settling are common reasons to call.

Killearn, FL

Work on Killearn Estates, Tallahassee's first planned community, began in 1964 on what had been a 3,800-acre dairy farm. Homes here sit on rolling red clay hills, so runoff from uphill lots and drainage around the slab are often part of the fix.

Betton Hills, FL

Betton Hills has about 800 homes, first built in the 1940s with more added through the 1950s, 1960s and later. Its rolling hills and big canopy trees mean water flow and tree roots both matter when a house starts to move.

SouthWood, FL

SouthWood is a planned community on Tallahassee's southeast side, approved by the city in 1999 after an earlier plan was dropped. Most homes are newer slabs, and new slabs can settle in the first years as fill soil packs down.

Lafayette Park, FL

Most of Lafayette Park's more than 500 homes were built in the 1920s and 1930s around a 22-acre park. Homes of that age often sit up off the ground with a crawl space, so sagging floors and tired supports are common calls.

Frenchtown, FL

Frenchtown, northwest of downtown, is the oldest surviving community of its kind in Florida and grew on low-lying land. Low lots collect runoff after storms, so drainage and crawl space moisture are often part of the job.

Bradfordville, FL

Bradfordville, about 8 miles north of downtown, is a mix of rolling hills and ravines dotted with lakes and ponds, with about 19,000 people in 2020. Sloped lots here send storm runoff toward houses below, so grading and drainage are often part of the fix.

Woodville, FL

Woodville sits on the Woodville Karst Plain south of Tallahassee, where a thin layer of sand covers limestone full of caves, springs and sinkholes. Sinkhole questions are common here, and testing may be part of the plan.

Crawfordville, FL

Crawfordville, the Wakulla County seat, grew from about 3,700 people in 2010 to about 4,850 in 2020. Wakulla County is part of the same karst plain as Woodville, so settling on newer slabs and sinkhole questions both come up here.

Quincy, FL

Quincy, west of Tallahassee, was established in 1828 and is the Gadsden County seat. Homes in its older streets have stood for many decades, so tired supports, sloping floors and settled corners are common reasons to call.

Havana, FL

Havana, north of Tallahassee in Gadsden County, was laid out in 1902 when the railroad arrived and grew around shade tobacco. Older homes in town and newer homes on the hills around it both deal with heavy rain and runoff.
